Being a sole practitioner allows me to be involved in all steps of the process, keeping the client informed and aware of all steps and processes.

The architecture services that could be included are:

1. Initial Consultation:

The first meeting between us to discuss the project goals, needs, budget, timeline, and any specific requirements. It’s an opportunity for both parties to determine if we are a good fit for collaboration. The first meeting will be charged on an hourly rate, and the charge will be reduced from your fee if you decide to move forward.

After our first meeting, I will draft a Client Architect Agreement for discussion. This agreement will outline my understanding of your requirements, budget, and the services included.

Under New South Wales law, the architect and client must sign an agreement before starting architectural services. The Client Architect Agreement (CAA) protects both parties from unforeseen circumstances. I use the Client Architect Agreement and the Client Architect Agreement for Limited Services from the Institute of Architects.

2. Pre-Design Phase:

This phase includes site analysis, feasibility studies, and gathering information about local regulations, zoning laws, and environmental constraints. At this stage, I develop an understanding of the site’s opportunities and limitations.

3. Conceptual Design:

I develop the initial design concepts, which may include sketches, diagrams, and basic models. This phase focuses on exploring ideas, spatial relationships, and aesthetic considerations. Feedback from the client helps refine the concept.

4. Design Development:

The chosen concept is developed in more detail. Floor plans, elevations, and some 3D renderings are created to illustrate the design intent. Material selections, structural systems, and building services are considered and integrated into the design.

5. Planning/Development Application:

Comprehensive drawings and specifications are prepared for the planning application. In some cases, we will require applying for a Development application with the Council, and once the DA is approved, we will require obtaining a Construction Certificate from a private certifier or the Council. In some cases, a Complying Development Certificate will be sufficient.

6. Documentation:

Drawings and specifications are prepared for construction, known as Construction Documents. These detailed documents guide contractors during the construction phase.

7. Contract Selection:

I can assist the client in selecting a contractor, preparing tender documents, evaluating bids, and advising on the selection process to ensure the best fit based on quality, budget, and timeline.

8. Contract Administration:

During construction, the architect oversees the project to ensure it aligns with the design, specifications, and quality standards. This involves site visits, reviewing progress, managing changes, and addressing any issues that arise.

I will conduct final inspections, ensure all work is completed as per the contract, and assist with the handover process. They may also help with post-occupancy evaluations to address any operational concerns.
